POSITION SUMMARY
Oversee the Heart of Florida United Way building, ensuring its cleanliness, maintenance, and safety while maintaining compliance with all applicable building and safety codes.

KEY RESPONSIBILITIES & ESSENTIAL DUTIES OF POSITION
An individual must be able to perform each essential duty listed below at a satisfactory level:

  • Oversee and manage all building maintenance, repairs, and preventative maintenance schedule, encompassing tenant-leased spaces, common areas, parking lots, grounds, and both the interior and exterior of the building.
  • Conduct routine janitorial tasks to ensure the cleanliness and upkeep of common areas and restrooms throughout the day as needed.
  • Oversee the operation, maintenance, and access of all building-related equipment and security technology.
  • Foster and maintain strong relationships with outside vendors to keep contracts up-to-date, secure competitive pricing, and ensure services are delivered as per contract terms.
  • Answer and coordinate inbound communications related to the facility. 
  • Process the intake of maintenance requests. 
  • Collaborate with other departments to ensure building safety and improve overall presentation. 
  • Conduct research, troubleshoot issues, coordinate efforts, and implement solutions to address facility needs and safety hazards. 
  • Address after-hour and emergency calls promptly, ensuring swift responses to maintenance and security issues.
  • Ensure compliance with safety regulations (fire, OSHA, etc.).
  • Maintain and update the building manual, ensuring appropriate staff are informed and trained on the content.
  • Process vendor payments and work closely with HFUW’s Finance team to ensure that all payment requests are processed accurately and timely. 
  • Support with occasional offsite and onsite events and meetings (room setup and cleanup).
  • Develop expertise in maintenance requirements, including electrical systems, plumbing, irrigation, HVAC, and common repair tasks.
  • Distribute copy paper to various stations throughout the building, ensuring all areas are adequately stocked.
  • Research, order, track and receive building inventory, supplies, and equipment.
  • Oversee the maintenance and upkeep of the company van, ensuring it remains in optimal working condition.
  • Manage resources effectively within budgetary constraints.
  • Maintain client and staff confidentiality and adhere to HIPAA, FIPA, PHI, PII requirements. 
  • Assist HFUW response in times of emergency and/or disasters.
  • Contribute to overall organizational success by performing other duties and responsibilities as assigned.


JOB REQUIREMENTS
Job requirements include:

  • High School diploma or equivalent required.
  • Valid Driver License required. 
  • Three to five years of building maintenance experience required.  Commercial building experience preferred.
  • Experience with HVAC, electrical work, plumbing and/or construction preferred.
  • Advanced knowledge of safety standards and reporting requirements required.
  • Proficiency in Microsoft Office required.  
  • Customer service skills and experience required. 
  • Attention to detail and accuracy. 
  • Ability to multi-task and work in a fast-paced environment.
  • Ability to work independently with minimal supervision.
  • Excellent communication skills, both written and oral, with strong listening abilities. 
  • Ability to utilize critical thinking and problem-solving skills. 
  • Ability to utilize organizational skills effectively. 
  • Must demonstrate a strong work ethic and uphold high levels of professionalism.
  • Must possess and maintain an up-to-date mobile device to ensure access to necessary applications and systems.

  • Occasionally moving self in different positions to accomplish tasks in various environments including tight and confined spaces.


WORKING CONDITIONS
Working conditions include:

  • Constantly working in an indoor or outdoor environment with high or low temperatures.
  • Occasional early mornings, evenings, and weekend hours.
  • High level of long periods of concentration.
  • Frequent interactions with internal and external customers.
  • Reliable transportation required.
  • Occasional travel to multiple locations in Orange, Osceola, and Seminole Counties.

Salary range

  • From $27 per hour
